Role Overview
An experienced Caretaker or Cleaner is required for a Housing Cooperative, covering the Nottingham and Derby area. An hourly rate of £9 per hour is offered depending on experience.
You will attend different property sites and will litter pick, do general cleaning, gardening and sweeping. You will conduct small repairs and report any larger issues to Housing Officer.

 

Skills Required
The Caretaker or Cleaner will ideally have the following experience:
Experience in a similar role
Hard working, self-motivated and organised
General DIY skills
Basic IT skills to complete electronic paperwork
A driving licence

What does the Senior Tenancy Sustainment and Homelessness Prevention Officer role involve?

 

The support team provide a front-line response to the prevention of homelessness and maintaining tenancy.

 

We are looking for a highly motivated and determined individual who has proven experience working with people who are homeless or at risk of homelessness. This includes hard to reach groups and/or those with complex needs.

 

In this role, you will work with clients to navigate them through their own personalised pathways with the aim of reaching independence, focussing on their aims and ambitions, and assist in developing plans to achieve them. This includes interviewing clients who are referred to EMHC, assessing their suitability for housing and support, providing pre-tenancy training and support once housed, giving assistance to gain employment, and where appropriate creating referrals to supporting agencies. The main purpose of this role is to provide training and support to clients as they prepare to become tenants and the continued support they may need once they are housed.

 

This role requires a committed, resilient and flexible individual who can contribute to delivering the team’s range of functions including the ability to provide real opportunities to people in need of help to access the services they require. This role can be demanding but is equally rewarding.

 

The ideal person for the Tenancy Sustainment and Homelessness Prevention Officer role:

 

Previous experience working with the homeless and vulnerable adults within a similar environment is a must.

 

A thorough understanding of issues faced by the homeless and relevant support and referral pathways.
Experience of supporting high risk and complex clients using targeted services

  1. Ability to interview and assess clients to identify prevention options while working together with benefits agencies, local authority services and housing providers
  2. Extensive knowledge of the benefits system
  3. A proven track record in excellent customer service and in obtaining successful outcomes for clients
  4. An excellent understanding of the issues surrounding homelessness and its prevention
  5. In-depth experience of housing or tenancy support to assist the clients to move towards independence
  6. Excellent problem-solver, with the ability to meet deadlines
  7. Accurate statistical record keeping in order to produce reports within deadlines
  8. Build and maintain excellent relationships with relevant agencies
  9. Experience and knowledge of the private rented sector
  10. Ability to work alone as well as part of a team.
  11. Proven track record of maintaining effective working relationships with colleagues, clients, the community, and other external providers.
  12. Discretion, client confidentiality and safeguarding are of utmost importance to you.
  13. Experience and confidence in dealing with challenging behaviour and resistance in others is needed.
  14. Good administration, numeracy and IT skills required.
  15. Excellent communication and report writing skills required.
  16. An enhanced DBS check will be required.

Who are we looking for:

 

EMHC are undertaking a significant and exciting transformation in the way we deliver services and support our clients. As part of this transformation Housing are refocusing their services and setting up a newly formed Housing Management team, responsible for delivery of a high performing, customer orientated housing management landlord service in liaison with our operational supported housing teams. As part of this transformation we require a Manager who will lead this new team.

 

You will be an experienced housing professional with awareness of providing and managing tenancy and rent recovery in a supported housing environment, you will have knowledge and experience of the regulation that housing providers follow for tenure and enforcement in housing whilst having an appreciation of the vulnerable clients that EMHC work with. Main Duties and Responsibilities


• Liaison with housing benefit teams to gain approval of rents including annual review/uplifts
• Where applicable, making an application for housing benefit on behalf of individual residents
• Management of Anti-Social Behaviour where terms of tenancy agreement are being breached
• Health and Safety inspections of all properties including actions to minimise risk of fire
• A flair and passion for supporting vulnerable Tenants
• Void Property Management
• Supporting residents to pay their service charges
• Providing support and advice to front line staff on maximising rent income through successful housing benefit claims, third party deductions, repayment agreements and if appropriate the necessary enforcement action.
• Daily Processing of tenancy creation/end requests and ensuring that correct tenancy and licence agreements are being used.
• To monitor current and former tenant rent arrears across the area (s) on a regular basis, identifying concerns and issues to the operational managers and front-line staff as appropriate and take appropriate action at own level of responsibility.
• Ensure that excellent liaison and communication systems are in place with housing benefit authorities and attend relevant forums and meetings as necessary.
• Provide advocacy on behalf of residents with housing benefit authorities where appropriate. This may involve direct contact with the resident.
• Assist in preparing for possession proceedings. Including the preparation of warning letters, notices, and court applications for income and tenancy related issues.
• Strong working knowledge of social Housing Legislation.
• An understanding of the Social Housing Sector.
• A demonstrable working knowledge of Landlord & Tenant Law
• Self-motivated, performance driven with initiative to assess complex situations, make decisions quickly and effectively, and deliver excellent customer service
• Ability to communicate at all levels to create effective working relationships
• Ability to work independently and with colleagues to ensure delivery of individual performance and team objectives/KPI.
• Have a \”can do\” approach and accept responsibility
• A good working knowledge of the main Microsoft Office products
• The ability to drive and have a vehicle available to use for work purposes
